What Roof Maintenance Actually Covers
Roof maintenance is the most skipped service in home care, and it's the one that costs homeowners the most when they skip it too long. A small flashing gap, a handful of cracked shingles, or a clogged valley can let water into your decking for months before you see a single stain on the ceiling. By then, you're not talking about a maintenance call anymore. If your roof hasn't been looked at in the last two years, call us at 614-913-3809 and let's get eyes on it.
A standard maintenance visit covers the whole system: shingle condition, flashing at chimneys and walls, ridge cap integrity, soffit and fascia, and every penetration point on the roof. We also check your gutters while we're up there, because a clogged or pulling gutter is a water management problem that damages fascia and foundation alike. What drives the scope of a visit is the age of the roof, how many trees are overhead, and what the last few seasons looked like. Ohio's freeze-thaw cycles are hard on any roofing system. Ice dams in January, hail in April, and standing water from clogged gutters in October all stack up. Every job is different, contact SOS Home Ohio for an accurate estimate.
What We Check on Every Maintenance Visit
We walk the whole roof, not just the obvious spots.
- 01
Shingle and Surface Condition
We check for cracking, curling, blistering, and granule loss. Significant granule loss on shingles that are only 10 years old usually signals a manufacturing defect or storm damage worth documenting for insurance.
- 02
Flashing at Every Transition Point
Chimney flashing, pipe boots, skylights, dormers, and wall intersections. These joints move with the structure and fail first. Most interior leaks we see trace back to a flashing failure, not a shingle failure.
- 03
Ridge Cap, Valleys, and Drainage Paths
Ridge cap takes constant UV and wind exposure. Valleys collect debris and channel the highest water volume on the roof. Both need to be clear and intact for the system to drain properly.
- 04
Gutters, Downspouts, and Fascia
We check for sagging, pulling at the fascia board, and blockages that back water up under the drip edge. A gutter problem can rot fascia and damage the roof edge faster than most homeowners expect.

Why Ohio Roofs Need Regular Attention
The SOS Way
How a Maintenance Visit Actually Works
Three steps, no runaround.
- 01
Schedule and Show Up
You call, we confirm a time, and we're there. No vague windows, no last-minute reschedules. We work around your schedule, not the other way around.
- 02
Walk the Roof and Document Everything
We go up, cover every section, take photos of anything that needs attention, and give you a plain-English explanation of what we found. No jargon, no pressure.
- 03
You Get a Written Summary
Every visit ends with a written report of conditions found and any work recommended. You keep it, use it for insurance documentation, or just file it for your records. It's yours.
Common Roof Problems Caught During Maintenance
Lifted or Missing Flashing
Flashing pulls away from chimneys and walls over time, especially after significant temperature swings. A lifted flashing is an open water entry point that's invisible from the ground and obvious to anyone walking the roof.
Cracked Pipe Boots
The rubber collar around plumbing vents degrades in UV. Most boots on an older Ohio roof are cracked or splitting. It's a straightforward fix during a maintenance call and a guaranteed leak if left alone.
Ice Dam Damage at the Eaves
Ice dams lift shingles and push water back under them. The damage shows up as soft decking and stained ceilings months after the ice is gone. We check eave conditions specifically because of how common this is in Central Ohio winters.
Debris in Valleys
Leaves and organic material trap moisture against the shingles in roof valleys, accelerating granule loss and eventually degrading the underlying material. Clearing this out is a standard part of every visit.
Gutter Separation and Fascia Rot
When gutters pull away from the fascia board, water runs behind them and saturates the wood. We look at this connection every time because the damage is cheap to prevent and expensive to fix once rot sets in.
What Happens If You Skip Maintenance
- 01
Small Damage Becomes Structural
A cracked pipe boot or lifted flashing lets water into the decking. Wet decking rots. Rotten decking means a full tear-off instead of a simple repair. The timeline from minor flashing gap to full deck replacement can be one Ohio winter.
- 02
Warranty Coverage Gets Complicated
Most shingle warranties have maintenance requirements. If you file a claim on a 15-year-old roof with no documentation of upkeep, the manufacturer has grounds to reduce or deny it. A maintenance record protects that claim.
- 03
Insurance Claims Get Harder
After a hail event, adjusters look for evidence of pre-existing neglect. A roof with documented maintenance history is an easier claim to win. We see the difference in how claims resolve for homeowners who have records and those who don't.

What Columbus-Area Homeowners Say
Had a very bad garage roof , this company did a remarkable job and I now have a building I can use . Thanks for the hard work and great crew. THEY ALSO WENT BEYOND GETTING ME THE INSURANCE PAYMENT THAT I WAS ENTITLED TOO. I WOULD HIGHLY RECOMMEND THIS COMPANY IF YOU WANT A COMPANY THAT WILL TREAT YOU WITH RESPECT AND HONESTY.
SOS is a great roofing company. Andrew, site supervisor, has been very professional and friendly. My wife and Iiked the way he explained about the roof replacement process, now we feel comfortable with the result of the work. Thanks
This company was exceptional. On time, great work and extremely kind and informative! I would recommend to anyone needing roof repairs or replacement. A trustworthy company.
SOS did a great job with my roof. From the initial estimate, working with the insurance company, explaining the process. They completed the job professionally and made sure everything was to my satisfaction before I signed off. They helped turn a very complex process into an easy one.
Paul from SOS came out today and was great. He clearly showed me the problem areas and what they would need to do to fix them. There was no sales pressure to get a new roof like many places do. I will do another review once the repairs are done.
Paul came out to inspect the roof after those big wind & hail storms. He was able to identify the issues and proposed affordable, smart solutions. Highly recommend!
Very pleased with the level of detail provided in the roof inspection following wind and hail damage to my roof and chimney cap. The inspection was thorough and comprehensive, offering a clear picture of the condition and remaining life of the entire roof system—including gutters, downspouts, roof surface, and attic interior. Paul and his team did an excellent job helping me understand my situation and the next steps toward resolving the issues. They answered all of my questions with patience and expertise.
SOS Roofing is true to its name. I contacted the company for emergency help for a friend. The company owner, Paul, responded immediately, arrived on-site in two to three hours, and had the emergency handled a short time after that. Due to a roof leaking badly in a serious rain and windstorm, a speedy response and solution was definitely needed. SOS Roofing provided that solution, preventing serious interior damage to the home. I highly recommend this company and its owner.
